Read this before you fill anything in
Most offers that reach you in a cleaning group are one of three things. This is none of them.
What we are not
- We are not selling you leads.
- We are not a franchise. There is nothing to buy, no territory fee, no royalty.
- We are not a directory or a job board.
- We will never ask you for money. Not to apply, not to join, not to get a route. If anyone claiming to be from Handled asks you for a payment, it isn't us. Email vendors@handledcommercial.com.
What we are

- You stay an independent business. Your crews, your equipment, your own customers.
What the work looks like
Recurring nightly routes, two to five nights a week, on twelve-month terms. Usually more than one building.
We give you the scope and the standard the client signed for. We don't tell you which cleaners to send, what hours your people work, or what supplies to buy. That's your business to run, and we keep it that way on purpose. You're a contractor, not our employee.
We hold the client relationship, the contract and the billing. You clean the buildings and invoice us.

What you need to qualify
We hold the same line for every contractor, so it's worth knowing before you spend five minutes on the form.
- A registered business with an EIN. We can't issue a 1099 to a personal name.
- General liability, $1,000,000 per occurrence and $2,000,000 aggregate.
- Workers' compensation at statutory limits, or a valid sole-proprietor exclusion where your state allows one.
- Hired and non-owned auto coverage.
- Willing to add Handled and our client as additional insureds by endorsement.
- Two years or more cleaning commercial buildings. Not houses.
- Your own crew and your own equipment.
Not insured yet? Apply anyway. “Willing but not yet bound” is fine. Tell us on the form and we'll email your broker the exact certificate wording they need to issue. What we can't work with is “I'll get it once you give me the job.” Insurance comes before work, every time.
Who we can't take on
- Residential-only cleaners. Commercial nightly route work is a different business. Scope, timing and insurance all differ.
- Anyone operating under a personal name with no entity and no EIN.
- Anyone who won't add us as an additional insured. A certificate without the endorsement gives us no coverage, so it isn't negotiable.
- Anyone who won't name a single commercial building they've serviced.
In New Jersey, Connecticut, New York and Washington DC, state law means we can only contract with incorporated companies that employ their own cleaners. That's the law, not our preference.

The packet
Sent through Dropbox Sign. Around fifteen minutes and it signs in one sitting. Forward the insurance page to your broker the same day. That is the step that decides how fast you start.
On the bench
Documents verified and filed. You're eligible for routes, and an account manager walks the site with you before anything is priced.
No fee at any step. We never ask for your Social Security number, your date of birth or a photo of your licence.
How you get paid
Invoices close on the 15th and at month end. ACH lands the first and third Thursday of the following month. Twice a month, on a schedule you can plan against.
On pricing: we don't publish a rate and we won't quote one over Messenger. Every route is priced per site by an account manager after they walk the building with you. A number given before anyone has seen the floor plan is a number nobody honours.
You'll need an ACH form and a voided cheque before the first payment. Both are in the packet.

No. There’s no fee, no franchise, no territory to purchase and nothing to buy. Money only ever moves from us to you, after work is performed.
Pricing is set per route after an account manager sees the building. Sites differ too much on square footage, frequency and scope for a published rate to mean anything. Get the application in and they’ll bring you real numbers.
No, but you need it before you start work. Apply now and we’ll email your broker the exact wording they need. If you’re not willing to carry general liability at all, this isn’t a fit.
Yes. You’re an independent company. Nothing here is exclusive.

No. We give you the scope and the standard the client signed for. Your crew, your hours, your methods, your supplies. That’s what keeps you an independent business.
A signed master service agreement, an independent contractor acknowledgment, a W-9, a certificate of insurance with the endorsement pages, an ACH form with a voided cheque, and a business licence where your state or city requires one.
Not on this form and not in the packet. Where a client contract requires a background check on a named person, a licensed screening firm collects that information directly from that person with their written consent.
